How does the front door of the bank get open? I jump on the roof to get in, sometimes I notice later that the door is open, sometimes it is not. HELP!

Thanks, I know to jump from the window to get on the diners roof.
Sometimes I go back afterward and the front door is wide open, other times it is not open. What is the trick to opening that door?

That is not possible. This door only opens when to below is met.

Kill the Spider Mastermind in the yard north of the diner.
